Descriptif Gite:

Il comprend, au rez-de-chaussée: un grand séjour (36 m²) avec une cuisine américaine bien équipée, une terrasse spacieuse, une salle de bain fonctionnelle, avec une baignoire et une vasque, un WC séparé.A l étage, il comprend 2 chambres. La première dispose d un lit de 2 personnes. La seconde dispose de 2 lits d une personne. Chaque chambre possède un coin toilette avec une vasque.La superficie intérieure du gite est de 85 m², sur 2 niveaux. L'accès au gite est indépendant. Il se fait par la terrasse qui s'ouvre sur la ruelle. Une large porte-fenêtre vous fait entrer de plein pied dans le séjour.Au rez-de-chaussée comme à l'étage, le sol est carrelé de grès rose, d un entretien très facile.La cuisine et le séjour sont chauffés électriquement par le sol (avec thermostat et programmateur). Chaque chambre est équipée d un convecteur électrique. La salle de bains, quant à elle, est chauffée par un radiateur soufflant électrique qui permet aussi de sécher les serviettes de toilette.L'eau chaude sanitaire est produite par un cumulus électrique situé dans un placard sur le palier de l'étage.Toutes les ouvertures extérieures sont en aluminium avec double vitrage, assurant une excellente isolation l'hiver, et une agréable fraicheur l'été.Une ventilation mécanique contrôlée avec une bouche d aspiration dans les WC, la salle de bains, la cuisine, et le coin toilette de chaque chambre, assure un renouvèlement de l air.

Un forfait de 20 € par semaine est demandé pour le chauffage électrique pendant les périodes de chauffe.

La taxe de séjour est prise en charge par les propriétaires.

Description of Gite:

The Ardèche Préfecture (arrêté N° 2005-200-12 (19/07/2005))You will find a detailed description of the gîte, as well as a lot of useful information, on our website (in French and in English) in particular, our terms and conditions, our booking planning, our tariffs, but also practical and general tourist information on the area. You will also be able to get a virtual tour of the gîte and of the hamlet.Located 550 metres up, on a green mountain flank overlooking the Beaume valley, at the foot of the Tanargue massif (1549 m), the hamlet of Le Monteil (attached to the village of LABOULE) is the perfect setting to relax and to recharge your batteries. You will appreciate the charm of its traditional surroundings, the beauty of its landscapes, the kindness and smile of the villagers. Our house is very old since we managed to trace it back to 1490 and it is typical of the Ardèche area. It took us years to renovate it and to get it its current standard but we are glad to say that the result has exceeded anything we could have imagined as it is now a very comfortable home where we love spending time. The old building was originally composed of two "wings" and we started renovating the main part as a family holiday home. The rest of the house, which dates back to the same period and which used to be a silkworm rearing-house (Magnanerie) was renovated much later and turned into an independent holiday rental accommodation, a comfortable welcoming Gîte that should delight you.The sleeping arrangement of our gîte suits 4 people (plus possibly a baby or toddler). Its modern comfort will delight you but you will also enjoy the original old stone walls. Inside, the gîte spreads on 2 levels over 85 m².On the ground floor of our gîte, you will find a large living area of 36 m² with a fully-equipped open-plan kitchen opening onto a spacious patio, a functional bathroom, with bath, shower attachment and wash-basin, a separate loo.Upstairs there are 2 double bedrooms separated by a landing: The first bedroom has a double bed. The second bedroom has twin beds. There is a wash-basin in each bedroom.The gîte has independent access through large French doors between the lounge and a terrace opening onto an alley.On both the ground floor and the 1st floor, you will find pink sandstones tiles (30cm by 30cm) which are extremely practical and very easy to keep clean.The kitchen and the lounge have electric underground heating (with a thermostat and a timer). Each bedroom has an electric convector and the bathroom has a fan heater which also allows towels to dry.Hot water comes from an electric storage water heater situated in a cupboard on the stairs landing.All doors and windows are double glazed with an aluminium frame and ensure great insulation in winter and a pleasant coolness in summer.A mechanic ventilation system ensures the airing of the gîte: air vents are situated in the toilet, the bathroom, the kitchen and above the wash-basin in each bedroom.

ACCOUNT: We ask for 25% on account at the time of booking.On arrival at the property, we will ask for a deposit cheque for 250 € to cover any potential damage.
SERVICES PROVIDES : Electricity and water bills are included in the rental price. All bed linen, dishcloths, and towels (both towels for use in the property and separate towels for use by the river), for 4 people. Taxe de Séjour. Amenities available at the property: Basic equipment for babies or toddlers provided free of charge if required (cot, high chair, pram and bath). Colour satellite TV and DVD player. Barbecue. Garden furniture.
SERVICES PROVIDED AS AN EXTRA CHARGE: For 45 EUR, we can take care of the cleaning for you at the end of your stay. During the winter months, we charge an extra 20 EUR / week for the electric heating.
Parking facilities: Parking is available at about 150 m from the gîte but, for short periods of time, you can park 25m away, to unload your car for example.
