The apartment is a new (February 2006) one bedroom luxurious holiday home, on the first floor of a small residential apartment block, built in a mature locality, and will provide all the comforts of home for 4 people.It is ideally situated in the heart of Juan-les-Pins, 300m from the beautiful sandy public beach, a few minutes walk from the village centre and 50m and 100m from Leader Price and Spa supermarkets respectively.Immediately across the road is Jardin Pauline – a small park with lawns, trees and benches including a well equipped children’s play area. There is also a very good children's play area 150m along the road.Although the building is on a very busy road the apartment is at the rear and is, therefore, very quiet. In addition it has excellent sound insulation and double glazing complying with the latest French regulations.A car is not required to visit the many attractions (however, there is a designated parking place in the underground car park) – a bus stop is immediately at the front of the apartments and the railway station is a short walk away. Both services serve the coastal region and the bus service also goes direct to Nice airport.The balcony faces south and has sun on it all day.

THE AIR CONDITIONED/HEATED ACCOMMODATION comprises of a hall, lounge with a kitchen at one end, bedroom, separate bathroom and toilet in 44sqm of interior space plus 8sqm of balcony.There is a lift to the apartment and a lift down to the garage which makes it suitable for disabled persons.Furniture and equipment installed (please also go to the Inventory page) include the following: * HALL Provides access to all rooms. Utility cupboard, coat hooks, long mirror. * LOUNGE– air conditioned Double patio doors lead out to the balcony. Very comfortable double bed settee, easy chairs, folding dining table and chairs, a 28" wide screen television, satellite decoder receiving BBC and ITV channels, DVD player, mini hi-fi, rug, floor lamps incorporating reading lamps and a large, quality rug. * KITCHEN– air conditioned This is luxuriously equipped with base and wall cabinets and tiles in between. The equipment includes a 4 plate electric hob and a built-in oven, virtually silent fridge/freezer, microwave oven, toaster, kettle, ample crockery and glassware for 4. All the usual cooking utensils are available. * BEDROOM– air conditioned Two single beds/double bed (two 90cm single beds that can be joined to make a very large comfortable double bed), 2 bedside cabinets with drawers, 2 reading lamps, built-in hanging wardrobe, free standing wardrobe and 2 quality rugs. * BATHROOM Beautifully tiled with a very large illuminated mirror above a marble topped washbasin unit. Full size bath with a shower attachment. There is also a heated towel rail and a socket for an electric razor or toothbrush charger. * TOILET Beautifully tiled with tiles identical to those in the bathroom. It has a hand basin with a cupboard below and a mirror above. * BALCONY Amply proportioned and equipped for eating al fresco. The aspect is southerly and the view is of very pleasant gardens. The sun is on it all day. It has a large green plastic table which can seat 6 and 6 green plastic armchairs. The satellite dish is mounted on a side wall. * Underground GARAGE accessed by a lift The space that belongs to the apartment is for a disabled parking although anyone using the apartment can use it.

The apartment is very well served by public transport and it is definitely the way to move around in the coastal area due to parking problems during the season.There is a bus stop immediately outside the front door of Square Pauline and this will take you to any of the Cote d'Azur resorts and the nearby inland towns.The railway station is also very close and again will take you on a breathtaking journey along the coast to all the coastal resorts and into Italy as far as Ventimiglia - which has a wonderful market of leather goods and designer clothes.The nearby towns such as Grasse, Valbonne, Vallauris etc. are accessible by bus, but if you want to travel into the beautiful mountains it would be advisable to hire a car.CAR HIREAll the major companies are based in Nice and can be booked from their .co.uk web sites.GETTING THEREBy air (if you are coming from America it may be that you will need to fly to London to get the cheapest option)Nice airport is accessible from many British airports. Check with your local budget airline for some fantastic deals.The airport is connected to the apartment by the bus or you can be ferried from and to it by car at a very modest cost - just ask and we will arrange it. Easy Jet Monarch BA Air france Globespan Jet2. By road:The motorways extend to the Cote d'Azur from Calais but you will need to make an overnight stop en route, perhaps at Lyon. Virtually every kilometre will be on a toll road, "péage", and the total tolls, there and back, will be in the region of £100.Leave the A8 at the exit for Antibes. Follow signs to Antibes (the road layout is very complicated) and then to Juan-les-Pins. Eventually after a left hand near hairpin turn, and before you get to the town, you will drive along Boulevard Raymond Poincare The Jardin Pauline park, with lots of palm trees, will be on the left hand side - opposite it turn in over the pavement just before the bus stop and you will be in front of the garage doors.
